Sydney CBD Commercial Building: Energy Monitoring and Sub-Metering

A commercial building in the Sydney CBD uses CobiNeural for energy monitoring and sub-metering, turning a single supply point into a continuous view of consumption by area and by system.

A multi-tenant commercial building in Sydney's central business district (CBD) uses CobiNeural for energy monitoring and sub-metering. A single supply point has become a continuous view of consumption by area and by system. The project also shows that CobiNeural works well outside its home market in Malaysia.

The site

The client operates a multi-tenant commercial building in the Sydney CBD, where energy is both a major operating cost and a responsibility towards tenants. The building runs the usual large loads: central chillers, air handling units, lighting, lifts, and tenant fit-outs that each use power on their own schedule.

The site manager's problem was not a lack of data but a lack of detail. A single utility meter at the boundary adds everything into one number. That is the wrong measure for a building made up of many separate systems and occupants. Total consumption shows what was spent, but not where, when or why.

The problem

Whole-building energy data was not enough. The team needed sub-metering to understand how different areas, floors and systems used power. Without it, everyday questions have no clear answer:

  • Which floor or plant is driving the bill?
  • Is the chiller running outside occupied hours?
  • Did a recent fit-out change a tenant's load?

When the only signal is one total, an anomaly stays hidden in it until the invoice goes up, and by then the cost has been incurred.

Sub-metering is also the basis for later work. Cost allocation, demand management and checking whether an efficiency change worked all depend on measuring consumption at the level where decisions are made, not at the level where the utility bills.

What we did

CobiNeural provides energy monitoring and sub-metering across the property. It organises the building the way an operator thinks about it: the site divides into locations and zones, those into equipment, and each piece of equipment into the sensors and meters that report on it.

Three modules carry this deployment:

  • Insights -> Energy does most of the work. It tracks consumption, demand, power factor and energy use intensity by location and by equipment, rather than as one building total. The same view shows the Max Demand KPI (key performance indicator), the measure behind a large share of commercial energy cost.
  • Insights -> Equipment extends this to individual systems. Chillers, pumps and other major loads are sub-metered directly instead of being estimated from the total.
  • Dashboards bring the data together in views the site team can read quickly, and that a portfolio owner can compare across properties.

CobiNeural runs on its own or as an overlay on existing building management system (BMS) and metering equipment. The building did not need new instrumentation from scratch. The platform works with what is already installed and makes it readable. The same data can later support automation for sites that want to add control, but visibility comes first, and that is what this project set up.

What changed

The client now has detailed, real-time energy data for the building, the same monitoring foundation Cobler's Malaysian clients use. The single boundary meter has become a sub-metered map of the building:

  • consumption broken down by area and by system
  • demand visible as it happens
  • a baseline against which any future efficiency work can be measured

With consumption visible at the level the team manages, surges no longer hide in the total, out-of-hours waste is easy to spot, and cost can be assigned to the floor or tenant that caused it. The team can now run the building from data rather than from the bill.

See how the same approach has worked in other CobiNeural deployments. If your building is still managed from a single utility number, talk to us about what sub-metering would show you.
